Travel guide / Zanzibar

Which Zanzibar villas and private houses fit your stay?

Which Zanzibar villa fits depends on who is travelling. A household that wants its own staff and a pool should look at Milele Villas near Nungwi, with private infinity pools, a chef and a personal waiter on WhatsApp. A family that wants a whole house should look at Zanziblue at Matemwe, where each of three beach houses sleeps eight to ten and can be taken whole. A group that wants the entire property should look at The Palms at Bwejuu and Zawadi at Michamvi, both of which have offered whole-hotel hire; confirm the terms in writing.

Start here

Zanzibar villas work when the private space belongs to the people travelling together: breakfast at your own table, a pool beside the terrace, somewhere to sit after the house grows quiet. This shortlist is ordered by fit for purpose, not price, from true houses with their own kitchens to small villa hotels; it says which entries cannot be offered today.

Villa choice on the island is narrower than the word suggests. Most properties called "villas" are hotels made of separate cottages, with a shared restaurant and other guests on the beach. Few let one party take the whole place, so decide early.

Right for you if you are a family or a group of friends who want private living space, your own pool and meals served where you are staying, or a couple who would rather have a terrace than a lobby. Choose a hotel instead if you want several restaurants, a kids' club or a dive centre on the sand; the hotels-by-purpose guide starts there. Not for you if the trip depends on a guaranteed whole-property buyout that the property has not put in writing for your dates.

How to choose

Decide the boundary of privacy. A reservation can cover a named villa and its garden, a whole house, or the entire property. Ask which pool, dining spaces and beach loungers are yours alone. At Milele and White Sand you reserve a villa within grounds shared with other guests; at Zanziblue a whole house can be booked; The Palms and Zawadi have offered whole-hotel exclusive use.

Separate a chef from a kitchen. A chef cooking for the property is different from a cook assigned to your household, and a kitchen is not a cook at all. Milele publishes chef-prepared lunch and dinner with daily housekeeping; Zanziblue publishes a kitchen in each house and a restaurant on site. Send dietary needs with the first enquiry, and for evenings out use the where-to-eat guide.

Choose the pool and the frontage together. A private pool means swimming without waiting for the sea, which matters on the east coast, where the lagoon retreats at low water. It does not settle depth, steps, shade or how close the pool sits to a bedroom door, so ask for a current layout. How the tides work and the swimmable-beach comparison cover the coast in detail.

Sleeping arrangements matter more than maximum occupancy. Bedrooms that close, bathrooms, stairs and sofa beds matter more than the largest advertised number. For children, the admission rule for the exact villa decides it: two entries here set a minimum age of 16 except on whole-property hire, and the adults-only shortlist handles age rules in full.

Treat the staff as part of the house. In a staffed villa you live alongside a small team — cooks, housekeepers, gardeners, night guards. Ask whether a service charge is already included; if you tip, one envelope for the whole team, handed to the manager at the end, reaches the kitchen and night staff as well as the person who served you.

Milele Villas

Private Collection · beachfront, Nungwi · best for a household with its own staff

Verdict: the clearest villa format on the island. Milele's own site publishes beachfront villas with private infinity pools, a chef preparing lunch and dinner, a discreet waiter who answers on WhatsApp and daily housekeeping. The site lists two villas and two bungalows, so the choice is narrow. The stays data lists this property as adults-oriented, and children are not usually admitted; the age policy for your dates decides it. The address sits on the Nungwi road at Fukuchani/Kendwa rather than in Nungwi village, and Villa Tatu's page gives two different capacities, so the location, floor plan and sleeping arrangement are the details to check first.

Zanziblue Boutique Villas

Elevated · beachfront, Matemwe · best for families who want a whole house

Verdict: the best whole-house choice for a family. Zanziblue's three beachfront houses each have three queen rooms, a family attic, a kitchen, a living and dining room and a private dip pool, and each sleeps eight to ten. A house can be booked whole or by the room, so make sure you have the entire building. A kitchen is not a cook: the site names the Spice Beach Restaurant but no house cook, so who prepares meals is still unsettled. The villa holiday story covers planning one for three generations.

The Palms Zanzibar

Private Collection · beachfront, Bwejuu · best for couples, or a group taking the whole hotel

Verdict: a small hotel that behaves like a private estate. Six villas, each with a private plunge pool and an ocean-facing terrace on the east-coast sand at Bwejuu. The minimum age is 16. The hotel has offered all-age stays when the whole hotel is reserved for one party, which would make it one of the few sole-use options on the island; the terms for any given date are not published on the pages read. The east-coast lagoon retreats at low water, which makes the plunge pool useful for swimming then.

Zawadi Hotel

Private Collection · beachfront, Michamvi · best for couples wanting a clifftop pool villa

Verdict: the quieter clifftop alternative to The Palms. Zawadi's villas have private plunge pools and sit on a low cliff above a sandy beach on the Michamvi peninsula. Like The Palms, the hotel's older FAQ gives a minimum age of 16 and an all-ages exception for whole-hotel hire. The live site could not be checked for that wording, and some booking sites list 18 or adults only, so the two sources disagree and neither is confirmed on a live read.

Qambani Luxury Resort

Private Collection · beachfront, Michamvi · best for design-minded couples

Verdict: worth a look for the architecture, with questions to raise. Qambani's six villas draw on Swahili palace design, open to gardens and the sea at Michamvi. Its own site does not say whether each villa has its own pool, what meals include or whether children are admitted, and the stays data shows seven units against the six the site names. Villa-by-villa facilities are not yet confirmed.

Zanzibar White Sand Luxury Villas & Spa

Private Collection · beachfront, Paje · best for a villa within a full-service resort

Verdict: villa privacy with resort facilities. Nineteen villas and three rooms along Paje beach; the beachfront villa category has a private pool, a living room, a rooftop terrace and direct beach access. Its resort rules welcome all ages, and Paje's kitesurfing scene is on the doorstep. You share the restaurant and grounds with other guests, so it suits those who want a pool villa with a resort around it rather than a house of their own.

Matemwe Retreat

Private Collection · beachfront, Matemwe · not currently available

Verdict: not an option on current evidence. When operating, Matemwe Retreat offered four clifftop villas with rooftop plunge pools and a butler for each. Expert Africa reports it closed for major refurbishment from November 2022 with no firm reopening date, and the property no longer appears among Asilia's camps and lodges. The stays data lists it as adults-oriented, so if it reopens, read its age policy before planning around it. Until then, the other entries are the realistic options.

&Beyond Mnemba Island

Private Collection · island, Mnemba Island · best when the island matters more than a villa

Verdict: choose it for the island rather than for a villa. Mnemba is a lodge of beach bandas on its own island, with butler service and private dining but no swimming pool. Whole-island terms are not published; the private-island guide explains Mnemba's sole-use and access questions in full.

If none of these fit

Separate the need that prompted the villa search from the building. If it is separate bedrooms and somewhere to swim, the family hotel shortlist compares family rooms within hotels. If it is room-level privacy for two, the adults-only list is the next step. If it is an island atmosphere, go to private-island stays.

Planning it with Nobu

A story-led journey needs the accommodation to support the people travelling. Bring Nobu the household brief and the villa can be set against the wider East African journey. Which properties Nobu works with, and which whole-property arrangements it can secure, is confirmed with each enquiry; this list assesses published information, not an inspection.

A few things worth knowing

Good questions.
Straight answers.

The details matter. Bring anything else into your planning conversation.

Does reserving a Zanzibar villa give us the whole property?

Only when the reservation says so. Most villas sit within shared grounds; Zanziblue rents whole houses, and The Palms and Zawadi have offered whole-hotel exclusive use.

Can a villa chef be shared with other guests?

Yes. A chef cooking for the property is not a cook assigned to your household, so ask about staffing, menus and service hours for your villa.

Is Matemwe Retreat open?

Not on current evidence. It closed for major refurbishment in November 2022, no firm reopening date has been announced, and it is no longer listed among Asilia's lodges.

Can children stay at an adults-only villa hotel if we take the whole place?

Possibly. The Palms sets a minimum age of 16 and has offered an exception for whole-hotel hire; Zawadi has offered the same, but some booking sites list adults only. Confirm the exception in writing for your dates.
